• All mortgages will be in Euros, and the lender will
take a first charge against
the French property.
• Loans are for residential property and available to
individuals and purchases
arranged in the name of an SCI.
• Variable mortgages are fixed for an initial period i.e.
most usually 3 months or
1 year and then recalculated using the EURIBOR (European Interbank
Offered rate) plus a margin.
• Fixed interest rates are available for up to 20 years.
• To ensure all formalities run smoothly a minimum of a
six-week period, from
application to a lender, should be allowed for completion.
Lending Criteria & Eligibility
• Mortgages are only for residential property (Chateaux
can be considered on a
case by case basis).
• All mortgages are full status and proof of income will
be required.
• The minimum loan amount that PropertyFinance considers
is €75,000.
• The mortgages must be fully repaid by the age of 70
with a minimum term of
7 years and a maximum term available of 25 years.
• Eligibility to borrow depends on the level of
commitment and current
borrowings. Approximately one third of monthly income can be taken
up with
existing mortgage, loan repayments and the proposed Euro mortgage.
• No potential rental income from the property can be
taken into consideration.
Acquisition Mortgages
• Max LTV is 85%.
• Leasebacks can be financed up to 80% LTV, subject to
approval of the
scheme by the lender.

• Variable rates from 2.95% with margins from 1.20%.
• Fixed rates from 3.90% on shorter terms and to a
maximum term of 20
years.
• Capped rates from 3.2%
• Interest Only:
• Variable rates from 4.00% for a maximum term of 20
years.
Renovation/Construction Mortgages
• Max LTV is 80% of the value of the land and the plans
& work estimates
submitted. Please note all work must be carried out by registered French
builders.
• Stage payments are available, the first tranche at
completion and the last
tranche to be submitted within 24 months of the completion date.
• The borrower must own the plot of land, and this must
be registered with the
land registry with the relevant permits and insurance.
International Equity Release
• Max LTV is 70%.
• This scheme is available to both employed and
self-employed clients.
• Repayment Variable rates available on request.
